Existing Condition
The client requested a renovation of the existing structure including the addition of a master bedroom suite, construction of a new three hundred twenty square ft studio and upgrade of the backyard with a new wood and concrete deck and fence.

Scheme 1 expands the existing 2 bedroom single bathroom house to a three bedroom, 2 bathroom house with new laundry, enlarged kitchen/dining and living spaces.
Perspective view of single story scheme
Scheme 2 reduces the scope of the project, maintaining the basic program by reducing the scale of the master bedroom suite and kitchen/laundry. A small addition is placed at the west side of the existing house to improve proportions of the living/dining spaces and kitchen.
